General contractors, construction managers, and tenant improvement teams: when the project is done, the building needs to be move-in ready. We handle the rough clean, the final clean, and the inevitable punch-list touch-ups.
The Three Phases of Post-Construction
Every post-construction cleanup is really three cleanings in sequence. Rough clean — get the big debris out and get the space to a state where finish work can happen. Final clean — the detailed, move-in-ready polish on every surface. Touch-up — the punch-list addressing whatever the final walk-through identified. We quote the work as a three-phase engagement so nobody ends up fighting over whether a step was included.
Phases & Scope
Rough Clean (Pre-Finish)
Debris removal, sweep-out, surface dust knockdown. Done before flooring, paint touch-up, and trim work so finish trades aren't fighting jobsite dust.
Final Clean (Move-In Ready)
Detailed cleaning of every surface, fixture, and finish — glass, millwork, floor polish, fixture trim, vent covers, light fixture interiors, inside cabinets. The hand-off condition for tenant walk-through.
Touch-Up & Punch-List
After the final walk-through, there's always a punch-list. We stay engaged through the punch period to handle the re-cleans, smudge removal, and final polish before the tenant takes occupancy.
HEPA-Filtered Vacuuming & Air-Quality Cleaning
For renovations or build-outs with dust-sensitive tenants — medical offices, clinical labs, food-service — we bring HEPA-filtered equipment and scope the work to minimize airborne particulate.
Window & Glass Package
Interior glass, exterior ground-level windows, and storefront glass cleaned as a separate included scope or quoted as an add-on depending on building height and access.
How We Coordinate with GCs
Pre-Bid Walk with the GC
We walk the project with the GC or construction manager before quoting. Square footage is the easy part — scope is about finishes, sensitive trades, and the realistic condition of the space.
Three-Phase Written Quote
Rough, final, and touch-up — each priced separately. Transparent so the GC can plan schedule and budget.
Schedule Coordination
Our crews work around your finish schedule. We're used to being in the building while trim carpentry, electrical, and HVAC commissioning are also on-site.
Walk-Through with Tenant Rep
After the final clean, we walk the space with the GC and the tenant rep. Punch-list items get documented and scheduled for touch-up work.
